So you have decided to sell your Tallahassee, Florida home. You called a local Realtor whose name you saw on a sign somewhere and decided that you would hire them to assist you with the sale. The Realtor provided you with a Comparative Market Analysis showing homes in your area, that match your homes overall criteria, what those homes sold for in the past few months, and you decided that you would list your home $5,000 below the average because you would like to sell quickly. It’s been two months and although you have had a steady stream of potential buyers and one very low offer, you have not received a suitable offer for your home. Understand first, that selling your home is not simply about putting it on the market, but allowing the potential buyers that walk into your home to see your home as their own. No one wants to buy a home that is falling apart, what you may see as a simple fix that can be completed by the buyer, may be a deal breaker for a potential buyer, as they consider that if there are small things wrong with the home, then there must be BIG things wrong with the home as well. Assess your home inside, as well as outside. Walk through your home and look at the pictures on the walls and the children’s artwork hanging everywhere; take a trip down memory lane, cry, laugh, stare, then take it down and pack it away so that it’s ready for your new home. If your walls need to be touched up or painted, DO IT; if your carpet needs replacing, don’t pretend that it doesn’t, either replace the carpet, or offer a carpet replacement allowance in the listing. The more attractive you make your home, the more welcomed a buyer feels to make the home their own, the more money you will be able to command for your home, and the time it takes to sell it will be reduced.
When a home is priced right and prepared for sale through proper staging, it should have at least one acceptable offer within 10 days of the listing, if it’s a normal or average property.
